Home Seller Calculator is run by AAA Internet Brands, LLC. It exists because almost every “cost to sell your house” tool online stops at the commission, quotes a national average for everything else, and produces a number that is wrong by five figures depending on where you live.

Where the numbers come from

Every rate used in the calculator comes from a published source, and that source is linked on the page where the rate is used. Transfer taxes come from state revenue departments and municipal tax pages. Title customs come from industry references for each state. Where a figure is a typical range rather than a published rate, we say so.

We would rather show a shorter list of states we have actually verified than a national map full of numbers we guessed. That is why only a handful of states are live.

Your figures stay on your device

The calculator runs entirely in your browser. Your sale price and mortgage balance are never sent to us or stored anywhere. We also do not sell seller leads to agents or brokers, which is the normal business model in this corner of the internet. The privacy policy spells this out.

How the site makes money

Some links to listing services are affiliate links, meaning we may earn a commission if you sign up through one. It never changes what you pay. It also does not buy anyone a placement: we will not list a provider until we have checked its current pricing and confirmed it covers the state it appears under, and we publish the caveats alongside the pitch.

If that ever stops being true, the honest thing is for you to notice and stop trusting us, so we would rather not let it happen.

What we are not

We are not a real estate brokerage, a law firm, a title company, or a tax advisor. Nothing here is advice about your specific sale, and we cannot give you any. What we can do is show you the arithmetic and the sources, so the conversation you have with a licensed professional starts from a realistic number.

Corrections

If a rate here is wrong, tell us and we will fix it. Corrections that come with a source get handled fastest. Use the contact form.
